The Ridges vs. MacDonald Highlands: a buyer's honest comparison
Two of Vegas's most prestigious guard-gated communities — but they attract different buyers, for different reasons. Here's how to choose.
I get this question once a month, usually from a relocating tech executive or a family office representative on their second tour. The Ridges or MacDonald Highlands? Both are spectacular. Both are guard-gated. Both have wait-lists. They are not the same community.
Let me break it down honestly.
The view
The Ridges sits on the western edge of Summerlin, terraced into the Spring Mountains foothills. Most lots look east — over Red Rock, the valley, and on a clear morning, the Strip in the distance.
MacDonald Highlands is in Henderson, perched above the valley with straight-shot Strip views from nearly every lot. The elevation is higher. The view, frankly, is better if Strip skyline is your priority.

The community
The Ridges is the older of the two — established mid-2000s. It feels lived-in, in a good way. Mature landscaping, established TPC Las Vegas golf course, a strong neighborhood association.
MacDonald Highlands is newer construction overall. More modern architecture. The DragonRidge golf course is excellent, but the country club culture is a notch more formal.
If you want dinner-party-with-the-neighbors energy, The Ridges. If you want architectural showcase, MacDonald Highlands.
Price points
This is where it gets interesting. Both communities have homes from ~$2M up to $40M+. The median is roughly comparable — somewhere in the $4-6M range for a custom home.
That said:
- The Ridges has more inventory, more turnover, and easier comparables.
- MacDonald Highlands has more new construction, more 2020+-vintage homes, and the recent record-setters of the valley.
My honest take
Both are right answers depending on what you're optimizing for. I take roughly the same number of clients to each. The deciding factor is usually:
- Strip view vs. mountain view (MacDonald wins; Ridges loses)
- Established vs. new (Ridges established; MacDonald newer)
- Country club access (DragonRidge slightly edges TPC for prestige, in my opinion)
